Whilst many of our clients used to seek older style properties, a fair few are increasingly tempted by the quality and practicality of the new style bungalows that the local French property market aspires to. If you’re making a brand new start in France, this is an excellent, spacious example, only built in 2006, so drainage, electrics and the pool are all still covered by installers’ guarantees.
The layout is modern and open plan. The front door enters into a large tiled living area incorporating both lounge, dining area and a fantastic fitted kitchen. The attention to the finish is impressive and the current furnishings, whilst not included in the sale, really set this new build apart from many others. However, the layout and décor is also interesting. On one side of the property is a corridor off of which the main family live with a large bathroom, two bedrooms and another room used as an office. All have fitted wardrobes. Across the other side of the living area are a further three guest bedrooms with shower room and a W.C.. The house has a large store area to the rear and all the bedrooms have T.V. cabled onto them.
The property is tucked behind a hedge in a quiet back road of the town. The front drive is gravelled and whilst there is no garage at present there is room to construct one. The pool is 9m x 4.5m and has attractive tile surround. The garden is slowly establishing itself via tree planting and a terrace area to sit out on, but the majority stretches beyond the pool ready for you to put your mark upon.
The property is located at the end of a quiet road bordering fields. Brioux-sur-Boutonne is a bustling village not far from the historic town of Melle. Both have a wide choice of shops and places to eat out. Local airports are Poitiers at an hour away and La Rochelle on the coast is also conveniently close by.
