In a few weeks time this house will be surrounded by sunflowers in bloom and the peaceful location will surely be a selling point. However, all the sunflowers in the world cannot hide the fact that this cottage needs some work before it is habitable. Then it could be an ideal holiday home or a great little investment opportunity.
The front door goes direct into the main room of the house, the lounge, which has some original flagstones and a fireplace with wood burning stove. There are original wall cupboards here and the staircase has storage beneath it too. Through the living room is the spacious kitchen with room for a dining table and a sink already in place. There is a small room to the back of the property, that could be a utility space and that gives access to the side lane. Upstairs, the roof clearly needs some attention and there are at present three rooms up here. A bedroom to the front, a large landing which could be divided up to make a second bedroom and a provisional bathroom which may need a rethink depending upon where you put the septic tank. Despite the decent layout and room sizes, the house is a renovation project and will need new electrics, plumbing, windows and décor. The good news is that it is not a large property so could be made habitable by those with a modest budget.
The house has a small west facing garden to the front and just a hop across the lane is an overgrown patch with a tin hangar and space to install the drainage system.
The property is just five minutes drive from Sauzé Vaussais which has a selection of shops, schools and places to eat. Poitiers is forty minutes drive away with its international train and air links.
