The owners of this large property had some good ideas about getting their well situated home to work for them and earn their keep. However, plans to use the extensive land for a camp site hit a snag as extra water supply is needed for safety reasons. If you wanted to install a pool then the permission is still valid for such a project. Alternatively, the two gites could provide enough income for you.
I started off in the gites at the far end of the complex. They are both one bedroom with en-suite shower rooms, and open living room/kitchen diners. One gite is up some stairs above the other. A large barn with loose boxes for horses separates the gites from the main house. The house has a tiled floor kitchen area with fitted units opening onto the large sitting room with its green wood burning stove. To the rear of the house is a bathroom and WC. There is also a useful utility area and store room next to the kitchen and access to the barn. Upstairs is a large landing offering an office area. The three bedrooms are all double sized and there is also a dressing area and shower room up here. The home is comfortable with original exposed beams and stonework to add rustic appeal.
The land is mainly laid to grass and surrounded by arable fields. To one side of the house is a sunny terrace and BBQ area. For livestock lovers there is a ready made chicken pen. Also, a detached stone building with a bread oven, called the bakers cottage, could make an interesting renovation project.
The property is located near enough the RN10 to offer overnight accommodation as one source of business income. Sauzé Vaussais and Ruffec are less than 15 minutes drive for supermarkets and places to eat. Poitiers is 40 minutes drive for international travel links to the UK. © |
