This pretty cottage sits next to a quiet lane that winds up from the River Charente, and has recently undergone a complete makeover. All the tiles were removed from the roof, felting and a waterproof membrane put on and the tiles replaced with a mixture of the old and new where necessary. A damp proof course has been installed around the house, the floor of the sitting room has been replaced with insulated cement overlaid with laminate wood flooring and the ceilings have insulation under the new plasterboard. The electrics have been renewed throughout. And as if that was not enough – a complete repaint, inside and out, including pointing the gable end, brand new shutters and clearing out the barns. It has its back to a cliff with steps (also renewed) cut into it to reach the level land above the rooftop where you can create a garden and then sit back with your glass of wine and enjoy the stunning view!
The stable type front door opens onto the flagged dining room with its original fireplace and exposed beams. The terracotta tiled kitchen is at the far end and is fitted with a good range of Ikea units. To the left is the cosy 23m2 sitting-room with the new floor, beams and a wood burning stove. The stairs lead up from the dining room to a mezzanine bedroom under a vaulted ceiling with exposed beams and exposed stone walls. The spacious bathroom is ahead and has a full sized bath, toilet and a wash hand basin in white. The second bedroom is above the sitting room and also has a vaulted ceiling, exposed beams and stone walls and range of newly fitted wardrobes and shelving.
There is parking to the left of the cottage where there is also a tool shed. To the right is a 57m2 barn which could be used to extend the living accommodation, and additional parking.
The hamlet is very picturesque with its river, mill and bar/restaurant. Civray is 8kms away. The international airport at Poitiers is just under an hour’s drive.© |
