This sweet cottage is used as a summer rental and must provided many a happy holiday for guests. The owners are selling off the gîte and are including the grape vines so the new owners can benefit from them as well as an established veg plot and well maintained garden.
The inside of the property could be described as comfortably basic, as many holiday properties are. However it will not take much to turn this into a permanent home. There is a spacious entrance hall with a tiled kitchen and fitted units off to the right. The kitchen has room for a dining table and access onto the covered garden terrace and BBQ area. The living room has wood floors and a log burning stove; at present the only form of heating so you may want to consider investing in the many other options to keep you warm if you are spending all or part of the winter months here. Also off the hall is a modern shower room with pale blue and white tiles. Stairs go up from the lounge to a carpeted landing. There are 3 good sized bedrooms here with adequate head height below the exposed beams. There is also a useful WC. One of the bedrooms also has a dressing room attached.
The exterior is private and includes an off road gravel parking area and the covered terrace perfect for eating out or just keeping out of the heat in summer. The garden is a mixture of lawn, vegetable plot fruit trees and of course the vines.
The house is located in a small hamlet about 10 kms between the market towns of Melle and Sauzé Vaussais which have good choice of shops and restaurants. Poitiers is 45 minutes drive and has good international air and travel links.
