This is a pleasant, fairly level piece of land with previous building permission in the process of being renewed and architect’s plans for a three bedroom bungalow. There is nothing to hide here – no power station or motorway nearby; no plans to build a railway line or shopping centre in the vicinity!

There are dwellings on the plots to the right and left of this one. There is a high hedge obscuring one of them, but the other has only recently been completed so is not yet screened from view. There are fields at the back of the plot and the second photo has been taken from the back hedge looking across the countryside. The road at the front of the plot connects two little villages and is not a main road between towns.

Electricity and water are close by and can easily be connected to the new property. There is no mains drainage in the area at the moment so it will be necessary to install “fosse septique” at a cost of between €4,000 - €6,000. The house that we have the plans for would cost roughly €100,000 to build depending on the quality of materials, fittings and fixtures you choose.

There is a bar in the nearby village but for the weekly shop, Confolens at under 10kms away has supermarkets, restaurants, schools, banks and a very pretty town centre on the banks of the River Vienne. ©
