Too large to be a gingerbread cottage; but almost too good to eat; this property ticks all the right boxes from the moment of arrival at the imposing gates, to the courtyard, house to one side pool the other surrounded by its own land; and that is even before you get into the house.
Entry to this classic Charentaise Longer is by the hallway, flagstone floor, stone sink, niche, exposed stone walls, stairway and well appointed toilet. The useful utility room and shower room could easily be connected through a new doorway in the common wall. To the left of the hallway is the large fully fitted and equipped kitchen/dining room. The magnificent stone fireplace must have seen many convivial evenings here. The last room is the living room, and another stone fireplace with fitted wood-burning stove. At the end of the house this room has double doors opening into the patio area overlooking the land. Throughout the ground floor are exposed oak beams
Upstairs there is an attractive landing and one of the most sumptuous bathrooms I have ever seen; two double bedrooms and an extremely large master bedroom. Although divided by the one negative of this property, a low beam, it is not so low it cannot be lived with. After all, the Charentaise Longer was never designed for upstairs living!
The attached barn and stables are there to be whatever the new owners want. Parking, workshop space, increased accommodation, housing for the animals ….. the possibilities are vast. In addition the old bakery, complete with bread oven, could be converted to further gîte accommodation. Currently the main house is let very successfully for the summer months. There are lovely gardens around the terraced pool area. Beyond that the land is left to pasture.
Close to the riverside market town of Civray, it is a about 1 hour to the international connections at Poitiers or Angoulême.
