The built in log fire blazed merrily in the 39m2 living room with its exposed beams and quaint bulls-eye window giving the house a warm and friendly atmosphere. The owners were indeed very friendly and we shared coffee and chocolate in their lovely, cosy kitchen on this chilly December day!
I started my tour in the 20.5m2 kitchen with its pretty range of white and green fitted units, a selection of fitted appliances and room for a breakfast table. Next is the living room described above and then through to a second reception room (21m2 ) with a fireplace, an attached back kitchen and a large larder store. The property used to be two houses and there is a staircase in both living rooms. I took the lovely curving one upstairs to a landing, a small (but clean and modern) shower room, separate toilet, and three large bedrooms. The largest has room for an en-suite bathroom and has the second staircase leading down. Behind the kitchen are a boiler room, separate toilet and access to two attached garages and a barn. Over these is a convertible attic of more than 100m2.
On the left of the garden are some small outbuildings and an outside loo that are attached to the house and another property. The well kept garden is all to the front and includes lawn, borders, gravel drive and some mature trees behind a stone wall and double wooden gates.
Champniers is a pretty little village with a bar/restaurant and a bakery/grocers. It is about 8kms from Savigné and Civray where there is a choice of shops, supermarkets, banks, bars and schools to all levels. Poitiers International Airport and city shopping is less than 50kms away. © |
