This really is simply the best property I have seen in a while. It has been renovated to a high standard, and is already running as a successful gîte business. There is room to expand the business or just enjoy as a home for two families.
In the main house the large sitting room runs the full width of the house. The original Charentaise fireplace houses a cosy wood burning stove, and there are French doors to the courtyard. The kitchen/dining room is of the same proportions as the sitting room. The kitchen is worthy of a professional cook, and includes a useful island unit, integral dishwasher, hob and oven and superb granite worktops. An arch leads from here to the dining room which boasts a brick fireplace and has a door to a small private garden, the ideal spot for morning coffee and croissants. A small corridor off the kitchen leads to a ground floor bedroom with en-suite bathroom and separate toilet. There is a door from the corridor out to the courtyard, so this room can be self-contained and would be ideal as B&B accommodation. There is also a storeroom and wine store on the ground floor, and access can be gained from here to the attached barn. A lovely old staircase leads from the sitting room to two double bedrooms, one with en-suite shower room, a small study or child’s bedroom, and a family shower room with an extra large shower cubicle. There are two further bedrooms on the second floor.
The gîte has a large kitchen dining room with light oak units, a sunny lounge with wood burning stove. There are two double bedrooms and a bathroom on the ground floor, and upstairs, a third bedroom with en-suite shower room. A utility room off the kitchen gives access to a terracotta tiled terrace and the garden. The house sleeps six comfortably, and the rental rate in high season is €1,100 euros per week.
Outside, double gates open onto a large gravelled courtyard with numerous outbuildings including changing cubicles for the pool, a covered barbecue area, a wood store, garage and a carport. There is a large barn attached to the house, this has recently been re-roofed and could be made into another gîte. There is a second barn, and though this one is not in such good repair it could also be converted into accommodation. The swimming pool is surrounded by an old stone wall and has an alarm system. The property also has a bread oven and two wells, one of which is used to fill the pool.
The hamlet is situated in pretty countryside, only 5kms from the lively market town of La Rochefoucauld, where you will find supermarkets, shops restaurants, and schools etc. Angouleme, which is soon to open its airport to low cost flights from the UK, is a mere 15 minute drive away.© |
